Kemin Industries (Pty) Ltd appointed a professional team through Bosch Projects, for the development of a new production facility located on its 5,055 ha property in the 21 Industrial Estate, in Olifantsfontein, Gauteng.

The project requirements included:

  • Design and construction of a 6 340m² production building, which includes factory offices, quality control laboratory, workshops and stores, ablution and locker facilities and a staff canteen.
  • The building has a split‑level floor, with a 4m high retaining wall to facilitate the production process flow. The floor comprises a post-tensioned concrete raft floor, designed for 5m continuous loss of support in the event of a sinkhole.
  • Design and construction of a two-storey 1,400m² office building, housing Kemin’s customer care center and a staff canteen.
  • A single storey 570m² laboratory building for research and development.

The site layout and all buildings allow for future expansion.

The site is underlain by dolomite, which required risk mitigation measures in the design.

The site layout was designed to facilitate logistics of incoming raw materials and outgoing finished goods in various packaging formats and dock-leveller access at various levels and locations.

There was approximately 27 000 m³ of earthworks, including blasting, crushing, removal of unsuitable wad, pioneer layer and construction of 17 000 m³ of engineered soil mattress.

The works achieved practical completion on 31 July 2021. Kemin is currently completing installation of production equipment.
